Berks County Home Sales & the Holiday Effect

This is the time of year when many Berks County home sellers start to give up hope that their home will sell this year. After all, spring and summer are over and that is the best time to sell a home, right? Maybe not.

Reasons Why Berks County Home Sales are Brisk Around the Holidays

Reason #1…Berks County is an amazing place to live. It is even more amazing when the leaves change color and the humidity of the summer is swept away. There are few places that are more picturesque than the hills and hamlets of this county in the fall. This creates a magnificent backdrop for exterior home photography.

Reason #2…The kids are back in school, vacations are over and there is not another holiday until Thanksgiving. It is truly one of the largest gaps between holidays of the whole year (if you do not count Halloween). This allows Berks County home buyers some free time to peruse the idea of being in a new home before the holidays.

Reason #3…Procrastination! Do Berks Countians procrastinate? Maybe a little. There have been more than a few occasions where I have heard a family member or significant other saying “We have waited all year to buy a home. I want to be in by Thanksgiving!” This can be somewhat motivational to other members of the family. If you miss Thanksgiving you can always wait until the end of November. That will allow time to get the Christmas tree up.

The last two years May and June have been the most active months for home sales in Berks County. Before that, October & November were great months for homes to go under agreement.

The real estate market has been in a funk for over 7 years now. The average time people live in a home is still around 7 years. Sooner or later, this market will move. It does not take much of an analysis to understand that with the Berks County home inventory at historic lows and interest rates at less than 5% home prices may start to rise. Yes, low rates at 5%…Ask someone who purchased a home in the late 70’s or early 80’s if today’s rates are low.

So if you are thinking about taking that home off the market or waiting to list your home until next spring you may want to reconsider. If you are a Berks County home buyer it may be time to find that great home before rates do really get high enough to warrant complaint.

No matter what time of year it is if you home is price right and there is a ready, willing and able buyer who is interested, things will work out.

Finding the right home is a good reason to celebrate. It can be more memorable and festive to do it during the holidays.
