Have real estate web sites changed the location, location, location theory on home values?
The number one rule in home values used to be based on the theory of location, location, location. Then came the web and subsequently real estate web sites. While the location theory still holds the number one spot in home value consideration it is now closely pursued by many other factors that were never considered prior to the birth of webonomics.
To some extent the internet has even changed how the location theory is considered. Now you can find out the crime rate in a given area, school district ratings, average income, cost of living, unemployment rate and yes, taxes in the click of a button.
The internet has made the world a much smaller place. Home valuation based on location is more than just a neighborhood, township or school district. It is the sum total of the whole area. This is why having good governing authorities in our city, boroughs, townships and county have great importance. Making good use of zoning districts so they are more business friendly in a way that supports the needs of all and not just a select few. Having good, well-funded schools and a state that shows leadership and decisiveness within the ranks of its elected officials is also important. In other words, change the political agendas to benefit the area or dispose of them.
Few locations are great on their own. Yes, you have your natural attractions like beaches, mountains and the like but it takes people who not just care about their area but have the guts to make a difference. To many an abundance of good jobs, a safe and prosperous city and great schools are better than any shore line or mountain range.
It is important to all of Berks County that Reading does well. When many on the outside consider coming here they search the web for information. It is likely that they search by city name before county name. What do you think they see? What does the information they find say about our location?
It is also important that the local real estate industry be responsible and work together in representing our area. We need to be part of the solution and not the problem. Negative rhetoric does no one well.
All the real estate web sites out there have educated the home buying and selling public like no time in history. It is long past time that Reading, PA and Berks County improve on the reputation that has been established over the past 20 years. To think it does not have an effect on our lives is ignoring the obvious.
Let’s get behind the initiatives that want to move the community forward. I am sure Albert Boscov and Jack Gulati would love the company. No one’s home is immune to the weakest link in its community and we are all aware of how fast bad news travels. We cannot even put up a Christmas Tree without taking heat nationally. It is all like one big web.
